Value-Add Logistic Centric IOS Properties

Our value-add investment strategy focuses on the acquisition of properties that are a core part of the supply chain, putting an emphasis on sites that can be utilized for cross docks, transfer of Less than Truckload (LTL) freight, truck repair and truck tractor/trailer parking. Strategic locations are critical with a strong preference for sites with access to rail, highways and dense population.
Warehouse Distribution

WAREHOUSE DISTRIBUTION

Timber Hill targets existing or “ground up” development of functional warehouses located within last mile submarkets that also offer logistical advantages and proximity to labor, leadership and rooftops. We acquire and develop properties ranging in size from 20,000 to over 200,000 square feet with a special emphasis on markets that play a key role in the global supply chain.

COVERED LAND PLAY

Investments are predicated on the assumption that these sites may be prime candidates for redevelopment in the future. This strategy is less risky than acquiring raw land, as the existing improvements generate cash flow that covers carrying costs and provides a current return to investors in the interim. Assemblages of adjacent properties during the hold period are a primary focus to further maximize upside upon exit.

Timber Hill acquires raw or developable land in mission-critical supply-chain markets for ground up development or vertical construction of Class A IOS assets for truck parking, outdoor storage or cross-dock freight terminals.
