Mr. Cary Goldman is a highly accomplished industrial real estate specialist and seasoned entrepreneur. With 30 years of experience in the field, Mr. Goldman has a proven track record of success in developing sound acquisition strategies, identifying target acquisitions, raising capital, and aggregating industrial real estate investments.
Prior to forming Timber Hill Group, Mr. Goldman was a managing partner at Sitex Group LLC, a company he co-founded in 2002. At Sitex, he executed on eight discretionary private equity real estate funds and worked with many of the largest and most innovative companies in the U.S.. Mr. Goldman also worked with a wide variety of investors including family offices, high net worth individuals, and institutional investors including a 10-year programmatic joint venture with the State Teachers’ Retirement System of Ohio.
Founded in 2018, Timber Hill is a private equity firm specializing in the acquisition and development of logistics-related industrial real estate. The Company’s primary focus is value-add industrial in major markets including Chicago, Joliet, Dallas-Ft. Worth, Memphis, Jacksonville, Miami, and other growing markets. Timber Hill’s portfolio includes industrial outdoor storage, managed truck parking, and truck terminal assets. These types of properties are critical to sustaining the global supply chain and enhancing the “last mile” delivery of products to consumers in major population centers.
Mr. Goldman has completed commercial real estate transactions valued at more than $1.75 billion. He is a recognized industry expert in identifying and acquiring prime real estate assets, driving operational excellence, and delivering exceptional returns for investors.
In addition to his logistics real estate expertise, Mr. Goldman is the co-owner and co-developer of Cinelease Studios-Three Ring, a world-class, purpose-built media campus located in Covington, Georgia – the “Hollywood of the South.” The studios provide state-of-the-art amenities and a world-class production experience in a quintessential American town.
Mr. Goldman earned a Bachelor of Business Administration degree in accounting and finance from the University of Iowa.
Ryan Battistoni is a Founding Partner of Timber Hill, where he serves as Chief Operating Officer heading the firm’s asset management and development divisions. He has over 17 years of experience in industrial real estate, and during his career he has completed more than $500 million in development and construction projects and has been responsible for managing 13.0 million square feet valued at more than $1 billion across the U.S.
Prior to 2018, Mr. Battistoni oversaw national portfolio operations for Sitex Group, a New York-based private equity real estate firm with assets in New York, New Jersey, Chicago and Los Angeles. He began his career with Colliers International, where he played an integral role in the management of several large institutional industrial portfolios in the Chicagoland area.
Mr. Battistoni is a graduate of Marquette University, where he received an undergraduate degree in finance.
Ms. Bolognia joined Timber Hill Group (TH) in September of 2022 as the Director of Due Diligence and Asset Management. She has implemented processes and procedures to guide activities and operations within TH. Ms. Bolognia handles risk management, property management and the due diligence process to help examine risk and implement a solution. She also assists in asset management to help analyze investments and to develop effective strategies to mitigate any risk exposure.
Prior to joining Timber Hill, Ms. Bolognia worked for Industrial Outdoor Ventures (IOV) for four years as the Director of Due Diligence. She was instrumental in creating IOV’s processes and procedures for both physical due diligence and the transaction life cycle. Her responsibilities included risk management and due diligence coordination for all acquisitions throughout the nation. Prior to joining IOV, Ms. Bolognia worked for CenterPoint Properties for seventeen years. While at CenterPoint, she served as Due Diligence Coordinator, Manager and promoted to Director of Due Diligence, managing all aspects of the risk management process including physical and environmental due diligence, educating internal management of said issues, and providing guidance and recommendations to limit the company’s liabilities for the 350 building, 175 million square foot national portfolio. Ms. Bolognia also worked with the construction department to create budgets and timelines for capital repairs, deferred maintenance and facility upgrades. She is a licensed real estate broker in the state of Illinois.
Jacob Daitch is an Acquisitions Associate at Timber Hill Group. Daitch works closely with senior management on all aspects of commercial real estate operations including property acquisitions and dispositions. Jacob will also support all analysis, due diligence, entitlements, investor relations, development, and financing. Daitch joins Timber Hill from Ramsay Innovations where he worked as a senior operations coordinator. At Ramsay Innovations he oversaw company accounting efforts, built a budgeting and forecasting framework, and managed the Colombia-based operations team. Before Ramsay Innovations, Daitch worked as an acquisition and asset management intern with AJ Capital Partners and a summer finance intern with Rush Street Gaming. Jacob earned his bachelor’s degree in 2020 from the A.B. Freeman School of Business at Tulane University.
Ms. Stacy Fineberg started at Timber Hill in February of 2022. In her role, she coordinates the accounts payable and accounts receivable for all properties under management. She also assists in the publishing and distribution of quarterly investment reports. With her previous marketing experience, Ms. Fineberg has been instrumental in developing, implementing and executing strategic marketing plans for Timber Hill and National Truck Parking.
Colleen Fitzgerald is a Senior Accountant at Timber Hill Group. In this role, she executes the accounting functions for all legal entities under Timber Hill’s management, reporting directly to the Chief Financial Officer and working closely with all departments. Ms. Fitzgerald prepares internal financial statements, along with quarterly reports and distributions for investors. She also produces tax schedules to assist in the timely preparation of tax returns. Prior to joining Timber Hill, Ms. Fitzgerald worked as a Finance Manager at Tailgreeter, Inc., a digital marketplace startup for tailgate parties. She developed Tailgreeter’s accounting, finance, and reporting functions from scratch. Ms. Fitzgerald also spent six years working for Deloitte Transactions and Business Analytics LLP in the Chicago and Washington, DC markets. In Chicago, Ms. Fitzgerald served clients on a variety of engagements across different industries, including business valuation, audit review, internal controls testing, business process documentation, and risk analysis engagements. In Washington, she served federal clients on longer-term engagements for project management, audit remediation, and default strategy.
Ms. Fitzgerald graduated with a Bachelor of Science in Business Administration from the McDonough School of Business at Georgetown University, where she double majored in Finance and Management and minored in Spanish. She is an active interviewer for the Georgetown University Alumni Admissions Program and a Class Ambassador for her graduating class.
Connor Harmon is the Associate Director of Development at Timber Hill Group. Connor oversees construction and ground up development operations for all Timber Hill projects. Connor also assists in due diligence, asset management, property management, and tenant relations activities.
Before Timber Hill Group, Connor worked as the Senior Planner for the Village of Mount Prospect where he managed the planning & zoning department, economic development activities, and entitlements for all private development in the Village. Connor holds an undergraduate degree from the College of Architecture, and a graduate degree in Urban Planning from the University of Arizona.
Responsible for all accounting functionalities including financial controls, treasury, and tax planning. Prior to joining Timber Hill Group Sofia held the position of Chief Financial Officer at Sitex Group where she was responsible for all accounting, financial controls and investor reporting for a portfolio of industrial real estate investments located in New York City, New Jersey, Chicago, and Los Angeles. Her experience includes industrial real estate transactions valued at more than $2 billion.
Sofia’s real estate experience includes accounting, financial reporting, and auditing. Her 20 years in industrial real estate accounting includes experience as a Sr. Accountant at ML Realty Partners, and Accounting Manager at McShane Development Company.
An honors graduate of DuPaul University in Chicago, Sofia holds a Bachelor Degree in Business Administration and Accounting.
Martin Siegel is Vice President of Capital Markets and leads debt strategy for Timber Hill Group, also focusing on equity, capital markets, and investor relations. Mr. Siegel has over 25 years of experience analyzing complex commercial real estate assets as a consultant, mortgage broker, appraiser and investor. Prior to joining Timber Hill, Mr. Siegel was a founding partner of Wool Finance Partners, a boutique commercial mortgage brokerage firm in Northbrook, IL, and the owner/operator of Siegel & Associates, Inc., a commercial real estate valuation company. He has worked with many of the nation’s largest corporations and financial institutions in a variety of structured real estate finance and valuation capacities.
Mr. Siegel holds the MAI designation as a Member of the Appraisal Institute. He received an undergraduate degree in Regional Development from the University of Arizona and is an active mentor for the Harold E. Eisenberg Foundation Real Estate Mentorship Program.
David Tombers is the Managing Director of Acquisitions at Timber Hill Group, where he oversees the Acquisitions department. In his role, he is responsible for leading the department in evaluating potential real estate acquisitions, re-development opportunities, and new construction development opportunities with a focus on industrial and logistics-centric real estate across the United States.
David brings over a decade of institutional acquisition experience with a robust track record of over a $1B in transaction volume. His early career includes pivotal roles at Inland American, Deutsche Bank, Bixby Land Company, and Schnitzer Properties where he honed his expertise in sourcing, due diligence, market analysis, and asset management.
Mr. Tombers holds a Bachelor of Science in Economics, with a concentration in real estate finance, from the University of Illinois at Chicago. David also holds FINRA securities professional licenses SIE, 63, and 79.
