Timber Hill Group launches its TH Cross Border Fund I LLC with four acquisitions in Laredo

Timber Hill Group (Timber Hill), a Chicago-based private equity real estate firm specializing in the acquisition, development, and management of industrial outdoor storage (IOS) assets throughout the U.S., today announced the creation and subsequent deployment of its TH Cross Border Fund I LLC.

The fund will be used to purchase six strategically located IOS sites in Laredo, TX. Timber Hill recently closed on four of the six sites, while the remaining two are currently under contract.

“Laredo is the top U.S. port for international trade, with its proximity to Monterrey, Mexico, and central U.S. geography, making it a critical logistics gateway that will only continue to grow,” said Ryan Battistoni, Timber Hill co-founder and COO.

Laredo boasts a 1.9% vacancy rate with demand far outpacing supply. Together with a robust infrastructure that includes an approved $2.3 billion in investment for border crossings, roads and highways; a pro-business government; young workforce; and low unemployment, the Laredo market is primed for industrial investment and expansion.

Timber Hill plans to capitalize on the increasing need and demand for industrial properties and has already begun work on the following:

  • A 10.2-acre site at 701 Enterprise St. The Class A, ground up storage yard development will be fully lighted and fenced with automatic gates. Timber Hill broke ground this month with delivery scheduled for second quarter 2025.
  • A 7.23-acre site at 4006 Quivira Dr. Also a Class A, ground up storage yard development, it will be fully fenced and lighted with automatic gates when complete. Groundbreaking is set for October 2024 with delivery expected in second quarter 2025
  • A 3.25-acre existing yard at 18729 Metropolitan Rd. Timber Hill will make value add improvements including removing potholes and resurfacing the parking lot.
  • A 2.52-acre existing yard at 18701 Metropolitan Rd. which Timber Hill will renovate.

A pioneer in the IOS sector, Timber Hill targets logistics and supply-chain related Industrial Outdoor Storage (IOS) assets in established industrial corridors in major metropolitan markets with high-volume transportation linkages for trucking, rail, shipping and air cargo.

TH Cross Border Fund I LLC is Timber Hill’s second fund. It’s first, TH Logistics Fund I, launched in 2021.
